This article explains it all.

Get pre-qualification and pre-approval on a mortgage.

You'll want to know what you can actually afford, and of course your REALTOR® and sellers will want to know too! A real estate professional can actually help "pre-qualify" you for a mortgage before the hunt begins. They can take a look at your income, assets, and present debt to see what you could afford on a house. You can also go to a mortgage broker or your bank.

Now obtaining mortgage "pre-approval" is a different ballpark. Refer to this helpful article!

....great job...now you have an accepted offer on a home!...

Home Inspection

This part comes after the ecseptence of the offer on a home. A home inspection is done by an independent authorized inspector. If all goes well, the next step is the PURCHASE & SALES agreement. If problems are found, it's up to you to decide if you want to negotiate with the seller's price or ask them to pay for certain repairs.

Appraisal

If you are working with a lender, they might require you to get an appraisal of the house to make sure it is worth the money that you are borrowing! You may select your own, or ask your broker to assist in finding the right appraiser.

Homeowner's Insurance

Lenders will require that you have homeowner's insurance in order to protect both your interests and theirs. Shop around for the coverage your particular situation needs.

Settlement/Closing

Finally, you are ready for the closing! Be sure to read everything before you sign! Having your broker present is important to avoid issues. Sometimes buyers even have their attorneys present.
